External Finishes

  • External areas in a blend of fair-faced limestone masonry external skin and ‘graffiato’ texture.
  • External rails in painted and galvanized wrought iron.
  • Traditional balconies (where applicable) in red deal timber protected with timber preservants, hinged double glazed windows and finished in paint.
  • Terrace floor in ceramic single fired tiles in terracotta colour.
  • External solid “Iroko” doors and windows in anodised Trialco aluminium frames, tinted double-glazing and insect screens.

Common Area Finishes

  • Main entrance door in tempered glass with stainless steel hinges and handles.

  • All circulation areas and thresholds in first quality gres tiles and matching skirting.

  • Ensuite bathroom in floor and wall ceramic tiles with minimal grouted joints to include wash hand basin, mirror, water closet, bidet, bathtub, mixers and other fittings.
  • Second bathroom in floor and wall ceramic tiles with minimal grouted joints to include wash hand basin, mirror, water closet, bidet, shower tray with cubicle, mixers and other fittings.
  • Internal doors in solid “Iroko” timber complete with frame, architraves, stainless steel hinges, handles and door lock.
  • Seamless gypsum false ceiling with recessed lighting fittings in all areas except bathrooms.
  • Tegular 600mm x 600mm false ceiling in bathrooms with recessed lighting fittings.
  • All walls (other than bathroom walls covered in ceramic tiles) in gypsum plaster with aluminium beading on all joints, finished in white plastic emulsion paint.
  • Laundry Closet where applicable, complete with water supply for washing machine, power supply for washing machine and tumble drier, exhaust for tumble drier, drains for washing machine, and floor drain. Closet will be internally tiled, and will house the bathrooms’ water heater/s.
  • VRF air conditioning is provided.

  • Connections of bathrooms, kitchen and external terrace areas to foul and rainwater drainage systems.
  • Complete water plumbing system from meter to water storage tank and a direct feed to kitchen outlet. Pressurised system from water storage tank to apartment, supplying ensuite bathroom, second bathroom, laundry closet, water heaters and terrace.
  • Water heaters for bathrooms and kitchen.
  • Electrical installation complying with local regulations complete with earth leakage and over current protection connected to a three phase and neutral 400/230V 50Hz AC electrical supply system – metered by Enemalta. Electrical distribution board installed adjacent to Enemalta meter supplying (a) apartment (b) air-conditioning outdoor unit and (c) water pressure pump. Sub distribution board installed within the apartment, supplying a maximum of 40 twin power points, 40 lighting points, 1 cooker point, 2 shaver points, 5 air-conditioning indoor unit power points, 1 dishwasher power point, 3 water heater power points, and 2 waterproof socket outlets in terrace.
  • Extra low voltage (ELV) installation including a centralised ELV management cabinet. Cabling structured system networking up to 12 telephone/data outlets, with possibility for additional second telephone/fax line.
  • Connection to television communication system, and 5 TV multi outlets for Cable TV installation Satellite reception from a communal dish antenna. (Receiving Astra and Hotbird signals)
